An apartment building is a shared structure. The stair, the water, the terrace, and the parking have to work for people who did not all sit in the same meeting. Swati Constructions builds that kind of building for landowners and for developers who already hold the land. The company is the contractor. This page does not sell flats in a named scheme.
The firm has been building since 2012 and was registered in November 2014. Apartments sit in the same list as individual houses, group housing, hospitals, commercial spaces, and showrooms. The difference is the grid. A house can adjust a room. An apartment repeats a bay, and a mistake in the bay repeats on every floor.
What has to be decided before the first slab
Count the floors you are actually allowed to build, not the floors you hope to add later. Place the staircase and, if the brief includes one, the lift shaft, so the flats around them still have a living room that can take a window. Decide the parking on the ground or in a stilt, and check that a car can turn without inventing a radius the lane does not have. Put the toilet stacks in the same place on every floor. A stack that wanders is a leak that wanders.
The structural drawing sets column sizes, beam depths, and steel. We build that drawing. We do not resize a column because a furniture layout would prefer a thinner line. If the architectural plan and the structural plan disagree, the disagreement is settled on paper before concrete. Cover, vibration, and curing matter more here than on a single house, because the same slab is someone’s ceiling.
Water, weather, and the common parts
Heat and a heavy monsoon both show up in the same details. Terrace waterproofing, slope towards the rainwater pipe, and a parapet that does not hold water. Sunken slabs in toilets, waterproofed before the tile, with a test that is more useful than a promise. Windows and balcony thresholds that do not invite the rain into the bedroom. Overhead tanks sized for the number of flats, and a pump room that can be reached without walking through someone’s hall.
Common areas are part of the building, not a leftover. The stair finish, the lobby, the external paint, and the compound or the gate are what visitors judge, and they are what the residents share. Name them in the scope. A building that is “complete” in the flats and unfinished in the stair is not handed over.
Promoters, buyers, and registration
Someone has to be clear about who the promoter is. In Telangana, an apartment project that meets the state’s threshold has to be registered by that promoter under the Real Estate (Regulation and Development) Act. The registration number belongs to the project. It does not belong to every building a contractor has ever touched, so we do not print one on this website. Buyers should ask the promoter for it where the law requires it. Our role, when we are hired to build, is the construction.
If you are a family splitting one plot into a few flats for your own use, say that at the start. The permissions and the agreements are different from a project that is being sold to the public. We will not dress a private building up as a marketed scheme, and we will not dress a marketed scheme up as a private house. The article on choosing an apartment builder goes further into the questions worth asking.
How the site is run
Stages are written before work starts. A sensible apartment sequence protects the lower floors while the upper slabs are still being cast: structure first, then masonry from a level that will not be rebuilt, then services, then finishes. Visitors are welcome at a sensible hour. Photographs at agreed stages are the other way to watch the job. The number for Swati Constructions is +91 94948 65865.
We do not quote a rate per square foot on this page. A stilt, a lift, soil that needs a deeper foundation, and a frontage on a narrow lane all change the cost. Ask for a written scope after the drawings and the site have been seen. The photograph is a representative mid-rise building in Telangana. It is not a completed Swati Constructions scheme with a name and a flat list.
